Transaction coordination for real estate brokerages

The deadline is in the document. Terriv finds it.

Transaction coordination software for residential brokerages: read the executed documents, track the dates written inside them, and put the next action beside the file it belongs to.

The screens on this page run on sample data. Every file, name, party and date in them is fictional.

The Terriv file list, showing twelve transactions grouped by risk. Three are marked Needs attention, including 412 Alder Ct with an inspection objection due in one day.

The forms Terriv reads

Residential transactions largely run on state and association forms rather than brokerage-specific ones. Terriv reads those documents, as used at franchise brokerages of this kind.

  • Keller Williams Realty
  • RE/MAX
  • eXp Realty
  • Long and Foster Real Estate
  • Berkshire Hathaway HomeServices
  • Anywhere Real Estate
  • Century 21
  • Coldwell Banker

Each mark is the trademark of its owner and is shown to indicate the kind of brokerage Terriv is built for. No affiliation, sponsorship or endorsement is implied or claimed.

A finding, start to finish

Read the clause before you commit to the date.

A flag is only useful if you can check it. Every proposed date points back at the sentence it came from, and nothing is tracked until a person decides. Below is that sequence, built and clickable, with invented documents.

Needs review · 3 items Demonstration · invented documents

Inspection objection window closes Aug 4

The agreement sets a ten-day window from the effective date of Jul 25. No objection notice or waiver is in the file, and the window closes tomorrow.

Purchase Agreement· page 5 · §7(a)

“Buyer shall have ten (10) days from the Effective Date to complete inspections and deliver written objections to Seller.”

Terriv would flag: §7(a) appears to set an objection deadline of Aug 4. Confirm the date against the clause before it is tracked.

How Terriv is designed to be used

The Terriv broker brief, listing overnight activity and the five items that need a decision, each with the file it belongs to and the action required.

What stays with your team

The software proposes. Your brokerage decides.

Terriv is a reading and tracking tool. It will not sign, waive, advise, or talk to your clients, and it does not remove anyone's professional judgement.

The Terriv review queue, listing items awaiting human confirmation with the document and page each came from.
Sample data Nothing here is confirmed until a person confirms it. Sample data.
  • Dates A proposed date is not a tracked date. It becomes one when a person confirms it against the cited clause.
  • Documents Terriv is designed to say when a document is not in the file. Whether that matters, and what to do about it, is your call.
  • Clients Nothing reaches a client from Terriv. Client communication stays where it is today.
  • Mistakes Software that reads documents will sometimes miss a date or misread a clause. Terriv is not a substitute for your own file review, and a quiet list is not a guarantee that nothing is wrong.
  • Systems Terriv reads a system only after your brokerage connects it, and the broker controls which ones and for how long.

Evaluating Terriv

What happens after you ask for a demo.

No sequence of emails. Four steps, and you can stop at any one of them. Given where the product is, most conversations should end after the first.

  1. A 30-minute walkthroughA walkthrough of the screens above, and how Terriv would run on your files.
  2. Written terms firstWhat is read, who sees it, how long it is kept, how it is deleted. Nothing of yours moves before this is signed.
  3. Then one closed file, if you want toA transaction that has already completed, so nothing live is at stake. You know what went wrong on it, that is the honest test.
  4. A pilot on your own filesScope, data handling and price agreed in writing before any file is shared.
